Inching Forward: Adv. Rahul Kul submitted bill to the Maharashtra Assembly


Advocate Rahul Kul, Member of Legislative Assembly today submitted the private members bill to the Assembly Secretary General suggesting significant amendments in the Maharashtra Apartment Ownership Act, 1970. This is a major milestone achievements from the point of view of the frustrated and harrased real estate consumers, aka Flat Buyers.

If approved, it will restrict formation of condominium/apartment in the complex where the total number of flats are less than 9. Any other complex or building where the total numbers of flats are more than 9, will have to form the Cooperative Housing Society in pursuent with the MOFA, 1963.

On this backdrop it is becoming further more essential to ensure that this campaign receives thousands of signatures from the consumers across the state of Maharashtra and elsewhere.

Palladium Grand Flat Owners Appeal to Hon. Jagdishji Mulik to support repeal and/or amendment in the Maharashtra Apartment Ownership Act, 1970

Delegation of the Palladium Grand, Flat Buyers Group handed over an appeal to its MLA, Hon. Shri. Jagdishji Mulik requesting him to support the motion of repeal and/or amendments in the Maharashtra Apartment Ownership Act, 1970 so that misuse of various provisions in this law by the builders/developers can be stopped at once.


Palladium Grand took one step ahead today. A delegation representing PG flat owners met Hon. Jagdish Mulik at his office and handed over an appeal on behalf of the flat owners. It requested the Hon. Jagdishji in whose constituency Palladium Grand falls to take up the issue of repeal or amendments in the Maharashtra Apartment Ownership Act, 1970 so that the harrasement of the flat-buyers at the hands of the builders/promoters be stopped at once.

Team briefed Shri. Jagdishji about the difficulties of the Flat Owners face and the gross misuse of the MAOA, 1970. He was requested to take up the issue in the upcoming winter session of the Assembly. He was also made aware with the online petition and the response to the petition seeking significant amendments in the MOAA, 1970.

Palladium Grand leads #AmentApartmentAct Campaign - Part 1


SIGN THE PETITION TO AMEND APARTMENT ACT, 1970.


Palladium Grand community is known to everyone in real estate business, consumer sector for its relentless fight against the real estate lobby, especially its developers/builders. In past 5 years some of the members of PG family have actively mentored, coached and counsel thousands of housing complexes across Maharashtra to fight for their rights.

One of the draconian law that PG has been personally affected with is the Maharashtra Apartment Ownership Act, 1970. Irrespective, the Jt. Divisional Registrar clearly deciding in favor of forming the Cooperative Housing Society for the complex, builder/developer and some of the errant flat-owners challenged the formation of the Cooperative Housing Society. While, this fight is in the Hon. Bombay High Court now, we analyzed as to why PG got trapped. When we found the reason, we amazed as to how loopholes in the Maharashtra Apartment Ownership Act, 1970 is being exploited by the builders/developers across the state.

Alarmed by the number of complexes across the state that are being ill-affected by the mis-use of MAOA, 1970 by the builders/developers; PG decided to work with institutions such as Akhil Bhartiya Grahak Panchayat, Maharashtra Society Welfare Association, Forum for People's Collective Efforts (FPCE), National Flat Buyers Movement (NFBM), Litigants Forum, Pimpri Chinchwad Co-Op Housing Societies Federation and many other housing federations and citizens welfare body.

Our efforts fructified when the all these bodies met and decided that the Chief Minister of Maharashtra be appealed either to repeal MAOA, 1970 in its entirety or change significantly to protect consumer rights.

Now we appeal the citizens, residents of the state of Maharashtra and the fellow Indians (within India and outside) to help support this campaign. Save the rights of the flat buyers, and upheld the consumer movement.
